
Setting-up the Tenancy
We will provide any or all of the list below as appropiate for your property:
- Advertise the property
- Make a copy of the EPC available to prospective tenants
- Accompany all viewings
- Obtain credit check and references for prospective tenants
- Report to you on suitable applicants
- Arrange preparation of a tenancy agreement
- Check certification of gas appliances and arrange servicing if necessary *
- Ensure tenancy agreement is signed by all parties
- Collect advance rental payments
- Advise local authority and service providers of a change of occupant
- Prepare an inventory and schedule of condition of the property
- Arrange for signing of inventory and handing over of keys
- Collect deposit and hold it as stakeholders in a dedicated client account
- Register deposit with the Tenancy Deposit Scheme (TDS)
- Provide tenant(s) with TDS certificate(s) and details of the scheme
Day to Day Management
We will provide any or all of the list below as appropiate for your property:
- Process rental payments
- Chase up late payments of rent
- Send a monthly itemised statement and arrange payment to you
- Make regular routine inspections and report any significant findings
- Arrange general repairs and/or routine maintenance
- Arrange annual service and safety checks for all gas appliances
- Operate NRL Scheme if your usual place of abode is outside the UK**
- Inspect property at the end of a tenancy
