Setting-up the Tenancy

We will provide any or all of the list below as appropiate for your property:

  • Advertise the property
  • Make a copy of the EPC available to prospective tenants
  • Accompany all viewings
  • Obtain credit check and references for prospective tenants
  • Report to you on suitable applicants
  • Arrange preparation of a tenancy agreement
  • Check certification of gas appliances and arrange servicing if necessary *
  • Ensure tenancy agreement is signed by all parties
  • Collect advance rental payments
  • Advise local authority and service providers of a change of occupant
  • Prepare an inventory and schedule of condition of the property
  • Arrange for signing of inventory and handing over of keys
  • Collect deposit and hold it as stakeholders in a dedicated client account
  • Register deposit with the Tenancy Deposit Scheme (TDS)
  • Provide tenant(s) with TDS certificate(s) and details of the scheme

Day to Day Management

We will provide any or all of the list below as appropiate for your property:

  • Process rental payments
  • Chase up late payments of rent
  • Send a monthly itemised statement and arrange payment to you
  • Make regular routine inspections and report any significant findings
  • Arrange general repairs and/or routine maintenance
  • Arrange annual service and safety checks for all gas appliances
  • Operate NRL Scheme if your usual place of abode is outside the UK**
  • Inspect property at the end of a tenancy
